Two-Year Rookie Turns FSBOs Into Listings With
Help Of VA ...
Ann Weber does not particularly like working
FSBOs —by herself that is. However, with the help
of her very talented virtual assistant, she very
much enjoys reaping the rewards of pursuing them
without having to do the “dirty work” herself.
Here is her story, one that even seasoned pros
will appreciate.
Dear Michael,
Last November at the NAR
Convention in New Orleans I attended your
session "Transform Your Business Using Virtual
Assistants." I needed to make the plunge and hire
some help but didn't know where to begin until
this class.
I was so excited at the
possibilities that lay ahead that I began
writing down my daily tasks. My 2003 business
plan included working FSBOs. I knew I needed
help in this area, so I hired a VA to help me
implement my plan. Carrie Gable from Real
Support Inc. came to the rescue. I hired her
first to put together my FSBO marketing process
together and since then I have been delegating
more and more to her team. She and Amanda
Baumann have become an integral part of my
business.
My success story has to do
with an FSBO conversion. Weekly, Carrie and
Amanda would scope the classifieds for me and
send me a spreadsheet with the ads, seller info,
and how many times previously the ad had run.
They would also check the Do Not Call List.
When I received the list on Mondays all I
literally had to do was open up my e-mail and
start calling.
I came across an FSBO in my
farm for which I actually had a buyer. After
contacting the seller in person, I asked to show
the property to my buyers. The showing went
well, however my buyers didn't think this was
the house for them. I followed up with the
seller informing them of the buyers' comments
and told them if they considered listing their
home I'd love the opportunity to interview with
them. Mr. Seller said, "Oh we already have
someone in mind." I wished them luck and said I
would keep their home in mind for any other
buyers I would have.
No more than 45 minutes
passed and Mr. Seller called, "Ann, my wife and
I decided we would like to list our home with
you!" I was ecstatic. I went over to list their
home the next day for $5,000 more than what they
were asking FSBO. I also presented 2 offers to
them the 2nd day it was on the market! We
accepted one at over list, and proceeded to a
smooth closing! I was a hero in their eyes! My
"hero" is
Carrie Gable at Real Support Inc. I couldn't
do half the things I do personally and
professionally without her help!
