New Agents Start Their Career With a "Bang"
Online ...
Although Judy and David NuHavun with
Exit First Realty near Syracuse NY had their very
first closing in June 2005, a brief six months later they
ended the year with over $3 million in sales. By the
middle of January 2006 they had sold an additional $2
million. Commitment to savvy Internet marketing and
extraordinary customer care have brought these amazing
results in such a short time. Here’s how they made
it happen.
Hi Michael,
We’re learning so much
in your telecoaching series – you are
teaching and expanding on so many things we
used to do by the seat of our pants!
It didn’t take us long
to become firm believers in the power of
website marketing and timely follow up with
leads. We’ve seen first-hand that a lead
generation system can be highly successful –
if we work it! In the early days of managing
leads, we received two leads who responded
to our initial e-mails, and we ended up with
transactions for both of these buyers on
homes in one week - $425,000 in sales.
We work exclusively
with buyers, and over 70% of our customers
are from out of town. 100% of our business
is web based, and we receive about 200 leads
a month. It’s absolutely essential to
immediately respond to their initial
inquiries and begin to establish a
relationship as we build their trust.
People seem to connect
with us as parents and grandparents who they
can relate to, and they turn to us for
advice. David’s background in the
construction industry helps, and Judy has
tremendous people skills which put them at
ease. Through Emily’s Foundation, an
organization we established to help bereaved
parents in North America after our daughter
was killed in an accident, we work with many
people, and this has helped us learn to
connect with people on a personal basis. By
the time our clients arrive in town, they
already feel like they have a friend in the
community.
We check leads every
hour, on the hour, and have developed a
collection of templates that we are
continually tweaking to respond to people
very personally. Every single lead is taken
seriously, and clients often say they are
impressed that we return e-mails quickly and
don’t pressure them. We recently sold a home
to the new manager of a local restaurant,
after e-mailing with them for seven months.
It is important not to give up on people
even if it seems they are never going to
act. When we met them for the first time in
person, it was like we had known them for
years and they expressed the same sentiment.
Within a week we had sold them a $350,000
home (that’s a pretty expensive home in
Syracuse).

It is not too often that I
have the privilege of having students who are so
coachable that they just do everything you ask,
and see the results. It has been less than
one year since Judy and Dave have closed their
first transaction, yet their volume (100% from
online) is quickly approaching top-producer
